Our Buying Criteria

If you are curious if your home meets our criteria, you’ve come to the right place.
Location
First lets talk about location. We are based on Hendersonville, NC. We primarily buy in Henderson County, Buncombe County and Transylvania counties. We prefer to stay 30-40 minutes from Hendersonville. We will also consider property in Haywood or Polk counties.
We tend to buy within 15 minutes of the city or downtown areas. We don’t typically buy very rural properties that take more than 20 minutes to get to the nearest grocery store or restaurant.
Property Types
We prefer stick built or modular homes and tend to stay away from mobile homes. We prefer 800-2500 square feet. We tend to avoid very small or very large homes. We will buy homes of any age construction, but we especially like 1960s or newer due to more standardized construction methods. We do not currently buy raw land. We do buy multifamily properties. If you are a landlord or homeowner with an ADU, duplex, triplex or apartment building, let us know.
Condition
We buy homes in any condition. It can be full of trash. It can be infested with roaches. We buy homes with water leaks, structural damage and many other issues.
Occupancy
We don’t even require the home to be vacant at closing. Sometimes you may have squatters or non-paying tenants living in the house. We know how to handle these situations. We can deal with it so you don’t have to. Maybe you need money from your home before you can move? No problem. We can work out a plan to let you live there after closing if that is what you need.
