How is our process different from traditional real estate transactions?

We aim to be the easy button. The typical process is to fill out listing contracts to list on the MLS and agree on commissions and fees, list price etc. Then your agent will market the home, open houses, showings, etc to try and get an offer. Then the buyer is typically going to work through inspections and due diligence while trying to get all the things their lender requires as well including an appraisal. Then, typically they are going to come back to you and ask for concessions. If you come to terms, then you have to move all your stuff and leave the home empty, vacant and in “broom swept” condition for the new homeowner. Our process is simpler. You tell us what you want. Do you need to rent the home back from us, buy it with tenant in place, leave all your grandma’s stuff? Whatever those requirements are to make it easiest for you, we will take into consideration and make you an as-is offer. If you agree, we take 2-3 weeks for title work and then we close.

What type of properties do you typically buy?

We buy stick built homes in Henderson, Buncombe and Transylvania counties. We prefer to be within 15 minutes to a downtown or shopping area. No mobiles, no raw land. We buy multifamily up to 30 or 40 units (not cash). We prefer 800-2500 square feet built in 1960s or newer. See this link for more details on what we buy. Why do you focus on cash offers, and how does it benefit sellers?

We buy with cash because traditional mortgage lenders have too many constraints. They require a ton of paperwork, as well as an appraisal and the home has to be in good enough condition to lend. I’ve yet to see a traditional lender close in less than 30 days.

What happens during the property assessment phase?

Yes. We don’t do new construction at the moment, so as long as it is economically feasible to rehab the property, we are willing to make an offer. If not, we know others who will and can connect you.

Absolutely, just disclose it up front so we can loop them in the discussion. We love working with agents. We can pay their commission if it makes sense.

No problem. Often, homeowners need the money from the closing before they can move. We can structure a purchase that allows us to buy the home and you remain there as a tenant for a certain period of time after closing to allow you to find time to find new living arrangements.

I need to sell, but the home is occupied by someone else and we don’t know how to get them out?

Typically, we can work through this. We need to first understand if they are tenants or squatters and what written or verbal agreements have been made. We can usually handle getting the home vacant before or after closing depending on the situation.
