How We Work with Buyer's Agents

Most buyer’s agents are used to a traditional buyer agency process where they meet a prospective buyer, build a relationship, learn their criteria and then work to find and show them houses that meet their criteria and then help them through the transaction.

If you are used to this process, it is typically a very emotional process for the clients. They are often making the biggest purchase of their life, they often aren’t sure of what they want until they start shopping and they often are sure how to get financing or how the purchase process and contracts work. They often need help with vendors for home inspections and surveys. This process means there is a lot of trial and error to find them the perfect house. It is iterative and emotional.

Working with 828 Cash Buyers is different. We know what we are looking for. We know how to buy it. We know the contracts, title and due diligence processes. We also know everything listed on the market. What we don’t have that you can help us with are the houses that meet our criteria.

You, as an agent, are on the front lines of finding these houses. You are who these home owners call first. You can best decipher if we are the best option to help the homeowner as well as understand if their home meets our criteria. Let’s go over 3 situations:

First, the homeowner wants you to represent them as their agent. In this situation, you have a fiduciary responsibility to the seller to do what is in their best interest. Most of the time, listing on the MLS is in their best interest to get the most eyes and highest price. However, that is not always the case. Often, the seller may not have the time to wait while you market the property. Sometimes, the condition of the property may be best suited for a discrete transaction rather than public marketing. Other times, they may have unique circumstances, and not want public showings. We have also purchased property because we were the least stressful option for the seller and they preferred that route versus the most money. When you represent the seller, we typically offer with no buyer’s agent representation or commission to help reduce fees the seller must pay.

Second, the homeowner wants to sell, but they don’t want to pay your commission or have representation. In this situation, we are happy to pay your commission and ensure you are well compensated to represent us. Since you found the house first, you avoid having to show 10-20 houses before making commission and you represent someone who does this every day. We intend to be your easiest transaction yet!

Last is dual agency. If the best option in the situation is to represent both sides of the transaction, we are fine with this. We can pay a portion of the commission or whatever makes the most sense to best help the homeowners.
